
On September 20, “2017 China Urban Regeneration Forum” was ceremoniously launched at Beijing Langyuan Vintage. The establishment of the forum had been sponsored by domestic and overseas top institutions including GoHigh Capital, Baishihui, CDB Capital, Huarong Rongde, Taikang Asset, Citic Securities, Blackstone, International Research Center of Urban Regeneration and China Index Academy.
Elites from the real estate industry, institutions of financial investment, institutions of asset operation and management and authority institutions in the field of regeneration of numerous domestic leading cities attended this forum together. The forum was based on the sharing of domestic and overseas excellent cases and innovative ideas, with rich and practical contents, bringing “a feast for sharing of essence” to more than 1,000 people attending this forum. Mr. Xu Yafeng is the president of WINS Investment, as an important part of the “1+2” strategy of Gemdale. Mr. Xu expounded his opinion on urban regeneration from the perspective of real estate developers and fund companies all the more. President Xu said, “As a real estate developer, we are proficient in traditional business development, land acquisition or equity funds, mezzanine funds, etc. Although various institutions on the market are very familiar with this type of business, I feel that urban stock assets may be a big challenge in the future. Along with the vigorous development of market innovation, urban regeneration will have a huge opportunity. Previously, I saw a datum: merely the stock value of the real estates in 3 cities (Beijing, Shanghai and Shenzhen)exceeded the total market value of all companies listed at Shanghai and Shenzhen stock exchanges. We can notice from behind the datum that we should identify our own positioning in these stocks. This means more than development, because it involves a lot of operations, including office, commerce, apartment, hotel and other business categories. Therefore, our present positioning is to play a role of strategic investor.”

At the forum, President Xu further shared Shanghai No.8 BridgeProject jointly developed by WINS Investment, Gemdale Properties & Investment and Harvest Capital in May of this year. President Xu said, “As a matter of fact, we eventually integrated the appeal of various parties in the case of Shanghai No.8 Bridge Project. We also cooperated with the CHiQ team very pleasantly. As an entrepreneurial team, CHiQ had intensively explored projects for more than ten years, and had won high recognition at various levels of the market and government, which are also approved and acknowledged by us very much. However, they also had a trouble: the team lacking capital in spite of its capability and market recognition. Just then, as a strategic investor, we contributed capital and controlled the investment as a shareholder. Eventually, we secured more than 80% of asset valuation. In fact, our valuated income at the time of share purchase was not very high. However, we conducted capital restructuring, attached equal importance to short-term and long-term income and integrated the appeal of various parties. We played an important role not only in the investment in Shanghai No.8 Bridge Project, but also in the financial innovation of the project. This project is not only the first ABS operation of cultural creativity park in China, but also an innovative operation of light assets, with a strong influence and impetus for the financial innovation of urban regeneration “light asset” projects on the future real estate market.
The future world will be a large ecosphere, in which various institutions play the part of various operators as a matter of fact. We will make strategic investment. However, in this process, the most important of all will be that we should identify our own roles in this ecosphere, and play our own parts according to our own positioning.

Shanghai No.8 Bridge Project
Several awards have been set up for the forum in the field of urban regeneration, including “Ten Cases of Newly Renovated Areas” and “Ten Cases of Urban Regeneration Building Rebirth”. Shanghai No.8 Bridge Project was honored as “One of the Ten Cases of Newly Renovated Area”, with the general trading consultant and plan manager being WINS Investment and Harvest Capital respectively. In the entire renovation and operation process of this project, Party and state leaders visited this project repeatedly, and General Office of State Council, Shanghai Municipal People’s Government and Luwan District People’s Government offered policy support to the effort to convert the project from an industrial workshop to a cultural creativity park to different degrees respectively. Urban regeneration will become an important direction of real estate market in Chinese Tier 1 and key Tier 2 cities, while asset securitization and other innovative finance models will boost theupward development of urban regeneration and holding-type real estate market.
